Calmwater Capital is a leading direct real estate lender led by veteran industry professionals. Formerly known as Karlin Real Estate Lending and primarily dependent upon one source of capital, Calmwater Capital recently changed its name to reflect our increasingly diverse sources of capital with our steady, reliable presence in the market. As the same nationally recognized team that has originated and managed over $1B of commercial real estate loans, we are very excited to provide the same high quality product and service to real estate investors under the banner of a fresh new brand name.
We provide senior and mezzanine financing solutions for experienced and active sponsors throughout the United States. Financing all major commercial asset classes, we provide certainty of execution and speed to our borrower clients. We are primarily focused on financing complicated, highly structured real estate transactions and providing bridge loans on opportunities that fall outside the capability of more traditional lending sources.
To date, Calmwater Capital I has been our primary source of capital. Calmwater Capital I is an investment vehicle of Karlin Asset Management, Inc., a $1.7B investment firm that manages the wealth of a single family. Calmwater Capital has significantly increased its capital sources through credit lines from two global banks and the closing of the first tranche of Calmwater Capital II, a $500MM private real estate credit fund, led by a top 20 university endowment.
We are Highly Professional, Expedient and Responsive. With a values-driven culture steeped in institutional investment management, we know real estate investors and intermediaries face real deadlines, and we meet their timing needs.
We are Creative and Flexible. In addressing deal structure and risk, we work with borrowers to find solutions that meet each of our pricing, timing, and risk allocation needs. For instance, we regularly finance alternative assets and structures, such as note purchases, discounted note-payoffs, and note hypothecation. When necessary and appropriate, we are able to accrue a portion of our interest to allow the sponsor time to execute its value-add strategy.
