We are primarily focused on financing complicated, highly structured real estate transactions and providing bridge loans on opportunities that fall outside the capability of more traditional lending sources.
To date, Calmwater Capital I has been our primary source of capital. Calmwater Capital I is an investment vehicle of Karlin Asset Management, Inc., a $1.7B investment firm that manages the wealth of a single family. Calmwater Capital has significantly increased its capital sources through credit lines from two global banks and the closing of the first tranche of Calmwater Capital II, a $500MM private real estate credit fund, led by a top 20 university endowment.

For instance, we regularly finance alternative assets and structures, such as note purchases, discounted note-payoffs, and note hypothecation. When necessary and appropriate, we are able to accrue a portion of our interest to allow the sponsor time to execute its value-add strategy.
